Maintenance Technician

The Maintenance technician maintains the facility’s physical appearance, as well as the electrical and mechanical equipment to ensure the equipment is in a safe operating condition. The maintenance technician will work as a team to ensure maintenance services protect the health and safety of residents/patients, personnel and the public and provide a hazard free, functional, and comfortable environment. This position works with the Director to ensure the services provided are consistent with Life Safety Code of the National Fire Protection Association and with all state and federal laws and regulations.



Education:      High School diploma or equivalent.  Vocational training in a skilled trade or other relevant technical training preferred.

Licensure:       None

Work Experience:      Experience in physical plant operations and equipment maintenance of an institutional health care setting preferred

Free from illegal use of drugs, and free from the use and effects of drugs and alcohol in the workplace.

Persons who have been found guilty by a court of law of abusing, neglecting or mistreating individuals in a health care related setting are ineligible for employment in this position.

Demonstrates competence in the application of mechanical and technical concepts to facility plant repair and maintenance projects. Able to maintain all essential mechanical and patient care equipment in safe operating condition.

Demonstrates honesty and integrity at all times in the care and use of resident and facility property.

Working knowledge and ability to comply with facility policies and procedures for workplace safety including infection control procedures, application of universal precautions for blood borne pathogens, use of personal protective equipment and handling of hazardous materials.

Able to take call and respond to the facility when needed.



Collects, reviews maintenance requisitions from all units and departments of facility. Reviews information, establishes priorities, replaces, repairs, or otherwise resolves the problem.

Conducts scheduled maintenance throughout physical plant.

Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms and extinguishing equipment, and life support systems in the event electrical supplies are interrupted.

Maintains all essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in safe operating condition.

Establishes procedures to ensure that availability of potable water to essential areas in the event of loss of normal water supply.

Tests facility hot water system on a regular basis to evaluate water temperatures in essential locations of facility. Monitors acceptable range of temperatures and immediately starts repairs to eliminate hazards for facility.

Inspects, tests and maintains call system to ensure a functioning communication system from rooms, toilets and bathing facilities.

Inspects physical plant for signs of rodents or pests. In cooperation with Housekeeping Department, implements effective pest control system to eliminate any rodents or pests.

Maintains adequate and comfortable lighting levels, appropriate for tasks, without glare.  Lighting supports independent functioning and task performance.

Maintains facility ventilation system to provide good air movement with acceptable temperature, humidity and odor level.  Ventilation system eliminates drafts and provides adequate smoke exhaust.

Follows maintenance policies and procedures.

Works with outside contractors, tradespeople in construction, repair and maintenance of physical plant and equipment. Collaborates with consultants.

Complies with OSHA mandates on workplace safety including hazard communication, blood borne pathogens and medical waste disposal. In cases of workplace exposure seeks immediate first-aid and reports exposure to Director or charge nurse for appropriate post-exposure follow-up.

Is conscious of the cost of supplies, conserves District financial resources when able.

Maintains current skills and knowledge through continuing education.  Applies information to job responsibilities.

Ensures required fire drills are performed and documented.  Coaches staff on expected actions.  Participates in disaster drills.  In event of an emergency, carries out assigned duties to assure patient/resident safety.

Interact and answer questions of residents, patients, co-works, and  make prompt efforts to resolve grievances with a focus on customer service.

Update maintenance services, records and procedures including building safety codes. Able to assure compliance with regulations as they relate to maintenance department.

Observes all Federal, State, and local laws, rules, regulations and facility policies and procedures.
